A native of Rehoboth Beach, Bill Mann has intimate knowledge of the resort area. After graduating from Goucher College, with B.A.s in Mathematics & Economics, Bill spent 4 years working in trust accounting in D.C. and NYC.

Desiring formal technical experience, Bill spent the next 4 years in NYC working in database design & network administration before returning home to the family business in 2001.

Bill began his sales career selling new construction where Bill gained valuable insight into the construction business. Just prior to his current focus on residential sales, Bill spent 2 years managing the rental department.

Bill has served the Sussex County Association of REALTORS® on the Professional Development, Grievance (Chairperson 2011) & Professional Standards (Chairperson 2013) committees.

Recently released for November, The S&P/Case-Shiller composite index of single-family home prices declined 0.7 percent...slightly larger than the 0.5 percent economist expected. While previous months were trending toward a decelerating decline, November's data broke the trend. Note: Case-Shiller data has a two-month lag.

Average sale prices for Real estate in Rehoboth Beach & the rest of Sussex County substantially declined from October but the median sale price slightly increased. A healthy market would show increases in both the average and the median.

We continue to see substantial buyer activity in the region and barring a major geopolitical event, I foresee an upward trend in single-family prices and a stabilization in condominium prices.

According to National Association of REALTORS®, October saw existing-home sale improve with a decline in the number of homes on the market.

Total existing-home sales, defined as successful transactions which encompass single-family, townhomes, condominiums and cooperatives, for October increased 1.4% to a seasonally-adjusted annualized rate of 4.97 million -- 13.5% above the level in October 2010.

For single-family, townhomes & condos in Rehoboth Beach the October median sales price was $412,553. For Sussex County Delaware, the October median sales price of single-family homes was $250,000 -- 0.5% decline from a year ago.  Townhomes & condos were hit particularly hard with a median sales price of $265,778 -- an 11.7% decline from a year ago.

In case you have not given thought recently to a weekend get away at the beach, you may want to consider.  The Rehoboth Beach area is a great weekend get-away any time of year.  It has really become a year round destination when you look at it as 52 weekends a year the town is vibrant and alive.  Not only do most of the restaurants now operate year round, offering unbelievable specials during the week for off season vacationers and locals, there are special events scheduled almost every weekend of the fall season.  One of the favorites, Jazz Festival takes place on Wednesday, October 12th through Sunday, October 16th.  This year there will be shows offered on three stages - the Rehoboth Convention Center, the Rehoboth Theatre of the Arts and Epworth
