If you’re part of a same-sex couple, you cheered when the U.S. Supreme Court overturned the Defense of Marriage Act. The country’s highest judicial body finally sanctioned your relationship by allowing you all the federal benefits afforded to opposite-sex couples.
Don’t celebrate yet. The full list of marriage perks go to you only if you are married and live in a state that recognizes gay marriage. If you’re in a state that bans such unions, you may not get anything, even if you were married in a state that recognizes same-sex marriage. Government bodies and the courts still have to sort those conditions out.
Delaware legalized same-sex marriage on July 1st of this year. If you move to the state, you experience the full benefits given to all married
The Rehoboth Beach real estate market, like most regional markets, has started to recover from the downturn over the last few years in many areas of the country, and more people are thinking about buying a new place to live.
With this new energy in home buying, an interesting trend seems to be developing. Instead of going for larger homes, which was an overwhelming trend in years past, many people are choosing micro-dwellings.
What is a micro-dwelling?
There are a number of different styles of micro dwellings being built. This is a relatively new concept for homes in the United States and individual creativity abounds in this space.
The most common factor in micro-dwellings are their size. They tend to be less than 500 square feet of living
Lewes is one of the thriving beach towns along Coastal Delaware, lately recognized as a retirement haven to rival Southern locales. In fact, few people beyond the East Coast realize that the Delaware Beaches enjoy a mild climate year-round: in January the average high is 45 degrees and the average low is 30; in July the average high and low are 87 and 70.
Many wonderful attractions in Lewes draw visitors and residents alike. Among the most famous are:
Cape Henlopen State Park—Besides the beautiful swimming beaches, of course, you’ll find great fishing supported by a fishing center that’s open 7 days a week from the late spring through the fall. The fishing center sells bait, tackle, food, and camping supplies, while also hosting demonstrations and
“Mansion” is the Wall Street Journal’s entry into the high-end real estate magazine world. Well, not quite a magazine — it’s an extra section they run on Fridays. It’s a nice diversion for those who want to read about really rich people selling their properties. More than that, it could actually be an important source of information if you decide to buy a vineyard in the middle of Los Angeles (Bel-Air, actually — that one was featured two weeks ago).
It was another article that caught my eye on that Friday, though; one that dealt with a topic we agents have long debated. The article was headlined “THE BEST DAY TO LIST A HOME IS…”. It summarized an elaborately executed study by a national brokerage revealing hard statistics on which day of the week is

The city, founded around 1631, is the perfect place for the history buff and antique lover. Take a four hour educational cruise from Fisherman's Wharf and learn about the historic Harbor of Lewes. Walk through the churchyard of St. Peter's to find graves dating back centuries.

When sellers start the home-selling process, no one wants to think "What would happen if my home doesn't sell?" But before you panic, recognize that there are many things that you can do so you don't wind up in that position.
Tip 1: Understanding the real estate market and the value of your home will help you avoid this dilemma. The first key point is to get educated about the market. Read your newspapers, online real estate sites, and consult with the best experts in real estate for your area to determine the sales price.
While all that may seem basic, you'd be surprised how many sellers rely on emotion to dream up a selling price for their home. Some have done little, if any, research on even their own neighborhood. Instead, their strong ties to
The holiday décor is down; neighborhood kids are back in school; January’s social calendar looks amazingly clear (compared with the previous two months, anyway)… so, what now? One suggestion I might offer: put some serious thought into acting on those financial New Year’s resolutions – at least the ones dealing with your Rehoboth Beach real estate plans.
Doing so would dovetail nicely with my own New Year’s prediction, one I share with many credible real estate watchers: 2013 is the year buyers and sellers are going to really get serious about real estate.
According to Money Magazine on CNN’s website, the housing market rebound is here. Among other sources, they site the Mortgage Bankers Association forecast that “more and more house hunters will
With the “End of the World” now comfortably behind us , you might think the coast would be clear for a while. But -- at least when it comes to Coastal Delaware real estate matters -- some would have you believe we are face-to-face with another extreme dire threat: the Internet buzz about a (gasp!) huge new federal sales tax on all real estate transactions.
This one was all over the web even before passage of the federal health care act. It has staying power, and comes in several forms. The one that circulates most often is an email message warning that a 3.8% Medicare surtax that is going to hit “average, middle-class investors” on January 1. Supposedly ALL real estate transactions are subject to the tax “no matter how low their income might be…”
Buyers’ agent, sellers’ agent. In every Coastal Delaware real estate transaction, the differences are easy to understand, right? Not quite.
For openers, that sellers' agent may also be called the ‘listing agent’ – both mean the same thing. The ‘trapdoor’ is a further complication that comes into play once a contract is in place -- after which the buyer’s agent may also properly be called the ‘selling’ agent!
The potential confusion between seller’s agent and selling agent doesn’t usually have much practical significance: after all, by then, everyone should know the cast of characters and who represents whom. But it can come into play if buyer or seller are not actually present here in Rehoboth Beach to keep the names and duties sorted out -- but
