Home LoanThe holiday décor is down; neighborhood kids are back in school; January’s social calendar looks amazingly clear (compared with the previous two months, anyway)… so, what now? One suggestion I might offer: put some serious thought into acting on those financial New Year’s resolutions – at least the ones dealing with your Rehoboth Beach real estate plans.

With the “End of the World” now comfortably behind us , you might think the coast would be clear for a while. But -- at least when it comes to Coastal Delaware real estate matters -- some would have you believe we are face-to-face with another extreme dire threat: the Internet buzz about a (gasp!) huge new federal sales tax on all real estate transactions.

The one that circulates most often is an email message warning that a 3.8% Medicare surtax that is going to hit “average, middle-class investors” on January 1. Supposedly ALL real estate transactions are subject to the tax “no matter how low their income might be…”

Coastal Delaware homesBuyers’ agent, sellers’ agent. In every Coastal Delaware real estate transaction, the differences are easy to understand, right? Not quite.  

For openers, that sellers' agent may also be called the ‘listing agent’ – both mean the same thing. The ‘trapdoor’ is a further complication that comes into play once a contract is in place -- after which the buyer’s agent may also properly be called the ‘selling’ agent!

The potential confusion between seller’s agent and selling agent doesn’t usually have much practical significance: after all, by then, everyone should know the cast of characters and who represents whom.
